Jinwan Aviation City Industrial Service Centre
The Industrial Service Centre (ISC) is a socially interactive campus community which sits within a wider 3.8sqkm masterplan. ISC is the first building by 10 Design to complete on Huafa's Jinwan Aviation City, which will subsequently include the International Business Centre and Jinwan Mall, as well as Zaha Hadid Architects' Civic Arts Centre at its core.
The Jinwan Aviation City District is located in the southern part of Zhuhai, 14km from Zhuhai City Airport. The site is located within 2 hours travel distance to the surrounding major cities of Macau, Hong Kong, and Shenzhen.
The Industrial Service Centre is located on a prominent site within the new Jinwan Aviation City District. The project sits within a wider 3.8sqkm masterplan.
It is situated in one of the prime locations along the eastern edge of the new man-made lake that forms the heart of the district. Creating a strong focus on the waterfront is important to capitalise on this primary amenity for the district.
A central pedestrian link thru the site provides a view corridor thru the site to the waterfront.
On the northern and eastern sides of the site, major district roads provide great visibility and access. All entrance and access to the site occur to the east along Jichang Dong Road.
The Concept
Creating opportunities for interaction, collaboration, and visibility is an important objective of our masterplan.
Inspired by the concept of a flowing stream, an extensive green area runs through the centre of the site, which becomes the social heart of the entire campus. Each integrated building faces directly to it, increasing visibility to create a sense of community. It also serves as a central pedestrian link, providing a view corridor through the site to the new man-made lake, the primary amenity of the district.
Each of the three buildings has been designed as paired blocks with a central atrium. These central atriums provide shared entrances for the office buildings and contain shared meeting rooms and collaboration space to further increase visibility and interaction.
The government administration facilities form the gateway building providing ease of access to the public access.
Integration with the Environment & Community
The Industrial Service Centre creates an important focal point for the new community within the Jinwan Aviation City masterplan. The new office campus is conceived as a series of low rise office spaces with direct access to a new central lake at the heart of the masterplan. The campus is designed around a central green space which promotes a sense of community and visibility connecting back to the public waterfront of the lake. As the office campus contains public accessible government facilities, permeability and visibility of the design were both important to the client. The site is completely open to the public allowing users to visit and enjoy the amenities - café and restaurants are positioned along the central green spaces and the new central lake. As the project contains government facilities, the public transport within the masterplan has facilitated excellent bus, private vehicle, cycle, and metro access.
Integration of Landscape
The new Industrial Service Centre is located in a new campus within the Jinwan Aviation City. The advantages of working in a less urban business incubation campus are the opportunities to create a lush green landscape environment. The integration of landscape is critical to provide a back-drop for business that can also become an extension of the internal man-made environment. Connections to landscape create a better working environment, increases productivity and provides additional social opportunities to offer a strong business incubation community.
Collaborative space
Collaborative spaces such as atriums, shared meeting rooms, casual shared space and outdoor landscaped areas provide great opportunities for innovation thru informal, social and creative interactions. These types of spaces encourage and foster sharing and communication which can provide opportunities for young start-up companies to achieve success.
Commercial flexibility
The new Industrial Service Centre must ultimately function as a successful, commercial development. As a commercially driven development, one of the key aspects of the design must take marketability into account. This is accomplished by the creation of flexible planning modules that allow for multiple tenant configurations, sizes and tenant types. We have designed our approach to help attract a wide range of tenants ranging from small size start-up companies to larger tenants interested in multiple floors or perhaps even large companies interested in entire buildings. Each of our incubation office buildings is designed so that they can be split vertically and occupied by individual or multiple companies. Rather than create large, centre core office buildings, we have created smaller linked modules to allow for greater market flexibility, more natural daylight into the office space and shared atriums to sponsor interaction. We believe this approach has created a more marketable product ensuring that the new Industrial Service Centre is a successful commercial project.
